The garden faces south. The pool – 5 by 10 metres, heatable, open May through September – sits in a panoramic position with views across the Chianti vineyards and towards the towers of Castello di Brolio in the distance. Around it: daybeds, sunbeds, a pergola and umbrellas for shade, an outdoor dining area, and a first-floor terrace with views and an alternative dining table.

Above all of that, a rooftop terrace with 360-degree views – the kind of place you end up at sunset without planning to.

In the garden, a barrel sauna for four, an outdoor shower, and a lawn bordered by a high hedge that makes the whole space feel entirely private.

Inside

Kitchen & Dining

The kitchen is the heart of the house. A large designer kitchen with induction hob, two ovens, two dishwashers, a Rocket espresso machine, and a wine fridge – plus a floor-to-ceiling sliding glass door that opens directly onto the garden and outdoor dining terrace. You can stand at the kitchen island with a glass of wine, cook dinner, and watch the children in the pool at the same time.

Living Room

The living room has a large corner sofa, a 55-inch screen, and panoramic windows that frame Castello di Brolio and the rolling Chianti hills. On a clear day, the view makes it hard to focus on anything else.

The Bedrooms

All four bedrooms look out over the vineyards. Every room has been fitted with floor-to-ceiling triple-glazed panoramic windows – the kind that keep the house perfectly silent while letting the Chianti landscape fill the room from morning light onwards.

Master Bedroom 1 First floor

King-size boxspring bed (180×200 cm). Panoramic window with views over the Chianti Classico hills and of Castello di Brolio. En-suite bathroom with double basin, underfloor heating and walk-in shower. Separated from the main living area through its own corridor for maximum privacy.

Master Bedroom 2 Ground floor

King-size bed (200×200 cm), patio door that opens directly to the garden and pool. The most direct route to a morning swim. En-suite bathroom with double basin, underfloor heating, and walk-in shower. Separated from the main living area through its own corridor for maximum privacy.

Master Bedroom 3 Ground floor

King-size boxspring bed (180×200 cm). Views over the Chianti Classico hills. En-suite designer bathroom with double basin, underfloor heating and walk-in shower with rain head. Separated from the main living area through its own corridor for maximum privacy.

Bedroom 4 First floor

Two twin beds (100×200 cm) – or one king-size. Panoramic views over the Tuscan hills. Direct access to the first-floor terrace with views of Castello di Brolio. Shares the bathroom with Master Bedroom 1 across the hallway – works perfectly as a family suite.

Active & Play

A fitness room with treadmill, rowing machine and TV, and a games room with a bouldering wall (for all levels), table football, and a ping pong table. Both rooms are fully air-conditioned (just like the whole villa) and have lockable glass doors – useful if small children are around. There is also a basketball hoop in the driveway with balls provided.

All fitness and games equipment is used at your own risk. Children must be supervised at all times.

Six e-bikes

Six e-bikes are included with every stay, free of charge. The Chianti Gravel route starts practically at the front gate – one of the great gravel cycling routes in Italy, winding through vineyards, oak forests and ancient farm tracks. The route also passes through Pievasciata as part of the legendary Eroica classic cycling race, held each October.

Arrival by car

EV wallbox for charging (usage separately charged), two covered garage spaces, and additional parking in front of the house. The road to the villa is fully paved – no dirt tracks, no potholes.

All year round

All indoor areas are fully air-conditioned in summer and heated in winter. Triple-glazed windows throughout ensure the villa stays warm and silent in the cooler months.
